How to prepare for a domestic EPC visit

Arrange access to the home and relevant rooms, fixed heating controls, and any safe, accessible loft hatch. If you have plans or records about insulation, heating or building work, keep them available for the assessor. Mention extensions, conversions, access restrictions or parking arrangements when booking.

You do not need to make changes to the property before the visit. If an area cannot be accessed or there is a safety concern, tell the team ahead of time so the visit can be planned appropriately.

When does a home need an EPC?

Government guidance describes EPC requirements around construction, marketing, sale and letting, with exceptions that depend on the property and circumstances. Check the current rules for your situation before relying on a general summary.

There may already be a certificate for the property. You can search the official EPC register by address or postcode. The government also provides guidance for owners and landlords in England and Wales.

Understanding a certificate

What an EPC rating tells you

An EPC describes the assessed energy performance of a building and includes a rating and recommendations. It is an assessment of the building’s characteristics, not a promise of a household’s future bills or energy use.

Recommendations can guide further investigation, but costs and suitability depend on the building. Consider qualified advice before planning significant work.

Business premises

What affects a commercial EPC assessment?

Commercial premises vary in floor area, use, layout, building services and records. These details can affect both the scope of an assessment and the quote. When enquiring, include the property use, approximate area, floors or units, and any time or access requirements.

For an official overview, read the GOV.UK guide for non-dwellings.

Records that may help with a business property

If available, floor plans, heating or cooling system information, ventilation details, lighting schedules, and records of major energy improvements may help with scoping. You can enquire without having every document; tell us what you have and we’ll explain what is useful for your building.

Planning access for a multi-unit building

Coordinate with the facilities contact, tenants or site manager. Confirm entry instructions, visitor registration, restricted hours, access to plant rooms and parking arrangements in advance. If units have separate entrances or services, mention that during the quote process.

This page is general information, not legal or technical advice. Requirements can vary and official guidance may change. Use the current GOV.UK information relevant to the property.
